Position Summary:
The Global Real Estate Project Manager will be responsible for leading the execution of real estate, construction, and technical projects in the 6 million sq.
feet industrial, office and R&D; global real estate portfolio.
This person will also define and develop complex scope and documentation, create, manage, and forecast project budgets and schedules.
**Responsibilities**:
Universal Accountabilities
- Manage all facets of project management (budget, schedule, procurement, quality & risk) for real estate projects including planning, design, construction, occupancy and close out
- Lead complex projects with the ability to hold team members accountable
- Guide team to achieve the project goals
- Identify project risks, lead constructability reviews, develop risk mitigation and contingency plans for project goals
- Manage Energizer procurement processes to identify and qualify project resources; Facilitate request for proposals; complete bid analysis, lead evaluation interviews, make recommendations, formally award contracts and reject vendor proposals
- Develop and implement project documentation governance aligned with Energizer project management standards
- Ensure that project data integrity/documentation is accurate, timely and coordinated
- Work closely with Senior leadership to implement change management
- Routinely assess such change, and make recommendations
- Forecast project financials, schedules, and other various standard project reports
- Develop global communication plans and communications to support change management activities
- Perform Lessons Learned exercises and complete project close-out reports and documentation
Specific Accountabilities
- Undertake planning exercises with internal stakeholders and end users to define project requirements and scope, identify key resources, and define project roles and responsibilities
- Compile and analyze data to determine project needs and ensure standardization of space metrics across the Energizer portfolio
- Develop budgets and prepare business case for funding approval
- Ensure internal costing and accounting procedures are maintained
- Manage the design process by working with architects, engineers, and other design professionals, as well as internal design stakeholders including but not limited to IT, security, furniture and AV to develop design in accordance with project requirements
- Perform value engineering exercises to find opportunities for cost reduction while maintaining Energizer standards and fulfilling project requirements
- Monitor projects for risks and issues that may impact projects and report and escalate as necessary to achieve timely resolution
- Develop and implement corrective action plans to mitigate impacts to project schedules, budgets and business objectives
- Utilize project management systems and tools such as MS Project to accurately document schedules and milestones.
- Perform routine internal reports and communications to project stakeholders and senior leadership to ensure project stakeholders are kept updated throughout the project
- Perform or oversee project walk-throughs and job-site inspection to ensure quality is maintained throughout the project Generate final punch lists, identifying and tracking any items to be rectified or repaired prior to the closeout of project
- Set up new vendors in Energizer supplier management system
- Review vendor progress claims and invoices
- Manage the payment process in accordance with the contracts and Energizer's internal payment processes
- Ensure efficient project close-out and hand-over to the end-user project stakeholder
- Document and analyze KPIs across multiple projects
- Provide ongoing support to end-user stakeholders as necessary post-completion
- Ensure that data integrity is accurate and on time through diligent project forecasting and trending
- Administer sourcing events to procure architects, general contractors and other real estate vendors as needed with each project (RFP, bid analysis, lead interviews, make recommendations, award)
- Negotiate complex contracts including but not limited to work letters, construction contracts, lease agreements, etc.
