**Position: Facilities and Maintenance Manager**
**Location**: Apodaca, N. L.
**OBJECTIVE**:Ensure and manage the best operation of the property and its associated services, through the integration of people, spaces, processes and technologies.
**JOB SUMMARY**:Manage all the activities related with building maintenance and facility control.
**ESSENTIAL FUNCTIONS**:
- Oversee and agree contracts and providers for services including maintenance, parking, cleaning, catering, logistics, reception, utilities, waste management etc.
- Lead building modification and construction projects.
- Ensure all processes are executed in a consistent & standardized manner.
- Evaluate technical scope within contracts and proposals, control execution, monitor KPIs.
- Keep OEE within standards.
- Assist Operation Management Team on the development of buildings annual expense budgets and reporting.
- Works closely with other functional areas of the organization, en external stakeholders.
- Maintain production and facilities equipment in good condition through Maintenance Plans.
- Work in continuous improvements to increase equipment availability
- Management of the tool crib inventories.
- Develop technicians in the different teams of the process.
- Preventive, corrective, and predictive maintenance.
- MTTR, MTBF.
- Safety on Machinery and Building.
- Assure optimal functioning of building systems (HVAC, fire/life safety equipment, elevators, etc.).
- Identify, develop, and lead initiatives to drive process improvement, cost reduction and efficiency.
- Support engineering area for new machinery introduction and installation
- Maintain CPK on machinery.
- Maintenance team training and strategic development.
**ESSENTIAL REQUIREMENTS**:
- Civil Engineer, Mechanical Engineer, Industrial Engineer.
- +3 years of experience in facilities and maintenance management.
- +3 years of experience managing maintenance budget and spare parts inventory.
- +3 years of experience in team management and development
- Contractor management.
- Mechanical and electrical maintenance.
- CAD Drawings.
- PLC language understanding
- Total Preventive Maintenance
- Safety standards
- +2 years of experience Building management.
- English (**Business level**).
